REAL ESTATE UPDATE

The Real Estate Market in Whistler remained busy in June, with 65 transactions and approximately $58 million in total dollar volume of sales. While there were less transactions than last month (May 2016), we saw an increase over June 2015 in both the number of transactions and dollar volume. The second quarter numbers for 2016 indicate a continuation of this busy market, with 240 transactions (an increase of 30% over the second quarter of 2015) and total dollar volume of $233 million (an increase of 45% over the second quarter of 2015).

Buyer Origin for Whistler: The first quarter of 2016 indicated an increase in American Buyers when compared to the previous year. The second quarter, however, saw a rebound in the percentage of regional (BC) buyers. This is perhaps due to rising property values in Vancouver. Canadians are finding value in Whistler properties compared to the city. It is important to note that while Whistler does have many international buyers, most of our buyers come from the lower mainland.

There were 39 sales in Pemberton in the month of June, amounting to just under $7 million in total dollar volume. This is a large increase when compared to previous months, and indeed we saw a 175% increase in the number of transactions compared to June of last year. This was driven by vacant lot sales during the launch of The Ridge development in Pemberton. For more information on this project, please contact me. The 27 sales of lots in Pemberton in the month of June has contributed to the busiest second quarter in Pemberton ever.

The Squamish real estate market continues to be very active with 60 sales in June. In terms of total dollar volume, there were $37 million in sales in June, a 18% decrease when compared to June 2015, indicative of the low inventory in Squamish.

The 2nd quarter sales numbers are in and all trends indicate continuing growth in the Squamish Real Estate Market. There were a total of 260 sales this quarter, approximately 30% more than first quarter, and up 3% over quarter 2 of 2015. This amounted to $165 million in real estate sales for Squamish, the highest quarterly numbers Squamish has seen.
